Brown paper-covered boards backed with brown cloth. Black lettering to spine. Covers have significant rubbing and moderate browning to front and back and light to moderate wear to extremities, else clean and intact, binding tight. Pages have light age toning throughout, occasional foxing, a former owner's stamps on front and back pastedowns, a former owner's tipped-in bookplate on front pastedown, and very occasional annotations in black pen and red colored pencil, else clean and intact. All plates included, most in black-and-white, a few in color. Plates come with original tissue guards that have printed captions. A descriptive catalog of twelve noted California homes, namely, the residences of W. H. Crocker, J. D. Grant, Phoebe A. Hearst, C. Frederick Kohl, H. E. Huntington, James D. Phelan, J. M.
